Can you provide a detailed BOQ (Bill of Quantities) or item-wise estimate?
Yes β I can. Below Iβve done two things for you in one go:
- A reusable item-wise BOQ template (units & typical Delhi-NCR mid/low/high unit rates) you can use to compare quotes.
- A worked example: an itemised mid-range BOQ for a representative 3BHK (β1,200 sq.ft.) so you get a concrete idea of totals and how the numbers add up.
1) BOQ template (item β unit β typical rate range / notes)
Use this to request quotes from designers / contractors. Rates shown are Delhi NCR indicative ranges (βΉ).
- Design & Drawings β per project β βΉ30,000 β βΉ2,00,000 (flat)
- Site survey / permits / testing β per project β βΉ5,000 β βΉ25,000
- Demolition / minor civil β lump sum / mΒ² β βΉ20,000 β βΉ1,50,000 (depends on scope)
- Major civil (new walls / structural) β per mΒ² β βΉ400 β βΉ1,200
- Electrical (rewiring + DB + points) β per point or lump β βΉ800 β βΉ2,500 per point; typical project βΉ40,000 β βΉ1,50,000
- Lighting fixtures (downlights, pendants, sconces) β per piece β βΉ800 β βΉ20,000 depending on fixture
- Plumbing & sanitary (new points + bathrooms) β per bathroom/lump β βΉ25,000 β βΉ1,20,000
- False ceiling (POP / gypsum) β per sq.ft β βΉ120 β βΉ350 / sq.ft
- Flooring (vitrified/tiles/laminate/wood) β per sq.ft β βΉ80 β βΉ600 / sq.ft
- Wall finishes / painting β per sq.ft wall area β βΉ18 β βΉ60 / sq.ft (emulsion/texture/wallpaper extra)
- Modular kitchen (cabinetry + countertop + hardware) β lump / run β βΉ1.2L β βΉ4.5L (10β12 ft standard kitchen: mid β βΉ1.8LββΉ2.5L)
- Wardrobes (built-in) β per linear ft β βΉ2,500 β βΉ7,000 / ft
- TV unit / study unit / shoe rack / utility carpentry β per unit β βΉ10,000 β βΉ1,00,000
- Loose furniture (sofa, dining, beds) β per item β βΉ15,000 β βΉ2,00,000 (varies hugely by brand)
- Curtains / blinds β per window β βΉ3,000 β βΉ25,000
- Appliances (chimney, hob, oven, washer) β each β βΉ10,000 β βΉ1,50,000
- ACs / HVAC β each β βΉ35,000 β βΉ1,50,000
- Transport & logistics β lump β βΉ10,000 β βΉ50,000 (depends on number of trips / distance)
- Site supervision / project management β % of project or lump β 5% β 12% of project cost (or flat βΉ15kββΉ1L+)
- Contingency β recommended β 5% β 10% of BOQ
- GST β applicable β 18% (check whether designerβs quote is inclusive/exclusive)
Tip: Ask the designer to put brand names & warranty against critical items (plywood, hardware, paint, appliances) in the BOQ.
2) Worked example β Mid-range 3BHK BOQ (assumptions)
Assumptions: 3BHK apartment β 1,200 sq.ft.; mid-range finishes (Greenply/Century ply, Greenlam/Merino laminates, Hettich/Ebco hardware mid-range, Asian/ Berger paints), scope = full interiors (carpentry, kitchen, wardrobes, false ceiling, electrical, plumbing, painting, loose furniture & appliances as listed). Labour + material, turnkey style (designer + execution + PM). No structural changes.
Itemised estimate (βΉ) β mid-range example
- Design & drawings (2D + 3D renders) β βΉ100,000
- Site survey / permits / minor testing β βΉ10,000
- Demolition & minor civil works β βΉ80,000
- Electrical (rewiring + DB + approx. 25 points) β βΉ150,000
- Plumbing & sanitary (2 toilets + kitchen) β βΉ80,000
- False ceiling (living + bedrooms + corridor) β βΉ90,000
- Flooring (vitrified tiles / 1,200 sq.ft. @ βΉ120/sq.ft incl. labour) β βΉ144,000
- Painting & wall finishes (walls/ceilings) β βΉ90,000
- Modular kitchen (mid range incl. countertop & hardware) β βΉ200,000
- Built-in wardrobes & major carpentry (bedrooms, utility storage, TV unit) β βΉ300,000
- Loose furniture (sofa, dining set, 3 beds) β βΉ250,000
- Doors / hardware finishing & small joinery β βΉ40,000
- Curtains / blinds / window treatments β βΉ40,000
- Appliances (chimney, hob, washing machine, microwave) β βΉ120,000
- Decorative lighting & fixtures (pendants / feature lights) β βΉ60,000
- DΓ©cor / accessories / plants / styling β βΉ50,000
- Transport / logistics / handling β βΉ25,000
- Contingency (5% of subtotal) β βΉ90,200 β calculated below
- Project management / supervision (10% of subtotal) β βΉ180,400
Subtotal before contingency & PM = sum items 1β16 =
100,000 + 10,000 + 80,000 + 150,000 + 80,000 + 90,000 + 144,000 + 90,000 + 200,000 + 300,000 + 250,000 + 40,000 + 40,000 + 120,000 + 60,000 + 50,000 = βΉ1,804,000
- Contingency (5%) = βΉ90,200
- Project management (10%) = βΉ180,400
TOTAL (before GST) = 1,804,000 + 90,200 + 180,400 = βΉ2,074,600 β βΉ20.75 lakhs
- Add GST 18% (if applicable on services/contract) β 2,074,600 Γ 0.18 = βΉ373,428
GRAND TOTAL (including GST) β βΉ24,48,028 β βΉ24.5 lakhs
This sample comes out to ~βΉ20.7L (ex-GST) for a mid-range, full-scope 3BHK in Delhi NCR. That sits inside the common market range βΉ14β25L depending on choices.
Notes / Explanation & How to use this
- The BOQ template (section 1) is what you should ask every designer to fill item-by-item and sign off on. That prevents hidden costs.
- The worked example is one illustrative scenario (mid-range finishes, full scope). If you choose budget materials or omit loose furniture / appliances, total will drop substantially (often to βΉ12β14L). If you choose premium finishes or bespoke furniture, total can exceed βΉ30L.
- GST treatment depends on contract structure; many firms quote +GST on top β always confirm.
- For 2BHK expect (mid-range full) roughly βΉ11β16 lakhs; for luxury 3BHK/villa it can be βΉ25L+.
Next steps I can do for you (Iβll do it right now if you want)
- Convert the BOQ above into a downloadable Excel / Google Sheets itemised BOQ (with formulae so you can change qtys & rates and totals recompute).
- Produce a tailored BOQ & estimate for your home β I only need: approximate built-up area (sq.ft), which rooms to include (kitchen, 2 bathrooms etc.), and your target finish level (budget / mid / premium). I will then fill a customised item-wise estimate.
Which of the two would you like me to prepare immediately β the Excel BOQ template, or a tailored itemised estimate for your apartment (tell me area + rooms + finish level)?
