| Timeline, milestones & penalties | Payments must link to deliverables, with enforceable clauses for delays or substandard work. |
| Warranty / defect liability | What defects (finishes, plumbing, electrical etc.) they will fix after handover, and for how long. |
| Change orders / variation policy | How changes you request mid-project will be costed and scheduled. |
| Contractual & legal safeguards | Ensure their legal entity, liability, dispute resolution, insurance etc are clearly spelled out. |
| Regulatory / permissions / structural work | If project involves structural changes or permissions (building norms), clarify responsibility. |
