- Choose design scope / tier:
- Styling / concept only
- Semi-turnkey / partial execution
- Full execution (basic finishes)

- Add material / furnishing / fixture cost factor (multiplier).
- Add overhead / buffer (10-20 %)
Formula:
Base cost = area Γ base rate
Material & furnishing = Base cost Γ (multiplier β 1)
Total before buffer = Base cost + Material cost
Final Estimate = Total before buffer Γ (1 + buffer%)
Sample Estimate
Say your home is 800 sq ft, and you choose semi-turnkey mode:
- Base rate = βΉ200 / sq ft β base = βΉ1,60,000
- Material & furnishing multiplier = 1.4 β adds βΉ64,000
- Subtotal = βΉ2,24,000
- Buffer 15% = +βΉ33,600
Total β βΉ2,57,600
If you pick a lower base rate or cut down multipliers / buffer, the total will drop correspondingly.
