Is furniture included in your project cost?

That’s a very important cost question 👍 — because in Delhi NCR, many clients are surprised to find that furniture is not included in the designer’s initial estimate, unless clearly mentioned.

Here’s how it usually works:


✅ Furniture in Project Cost – 3 Scenarios

1. Furniture Included (Turnkey Packages / Full-Service Firms)

  • Many turnkey interior firms (Livspace, Design Café, etc.) include modular furniture (kitchen, wardrobes, TV units, storage).
  • Sometimes they also offer loose furniture (beds, sofas, dining) if you opt for a higher package.
  • Cost is bundled in per sq.ft. rate or package deal.
    👉 Good if you want end-to-end service and don’t want to shop separately.

2. Furniture Partially Included (Most Boutique Designers)

  • Usually fixed furniture (kitchen, wardrobes, TV units, study, storage) is included.
  • Loose furniture (sofa, dining, beds, chairs, tables) may be:
    • Designed custom (added to BOQ).
    • Or sourced separately from vendors (Pepperfry, IKEA, Kirti Nagar, bespoke carpenters).
      👉 Most common model in Delhi NCR.

3. Furniture Excluded (Design-Only Service)

  • Independent designers/freelancers often provide design + drawings only.
  • You then source/buy furniture yourself, based on their recommendations.
    👉 Works if you already have furniture or want freedom to shop.

✅ What You Should Ask Your Designer

  1. Is furniture included in the project cost or only modular units?
  2. If yes, does it include both fixed (wardrobes, kitchens) and loose (sofas, beds, dining)?
  3. Do you design custom furniture or source from vendors?
  4. If I prefer ready-made furniture, do you help with selection & styling?
  5. Will I get a separate furniture BOQ (item-wise cost)?

⚠️ Red Flags

  • Designer gives one lump sum cost but doesn’t clarify furniture scope 🚩.
  • Only includes modular storage, but client assumes sofas/beds are included.
  • No written furniture list in BOQ.

✅ Pro Tip

  • Always ask for a Furniture BOQ with line items:
    • Fixed furniture (kitchen, wardrobes, storage units).
    • Loose furniture (sofa, dining, beds, chairs, consoles).
    • Décor & furnishings (curtains, rugs, lights, art).
  • For 2BHK/3BHK in Delhi NCR:
    • Fixed furniture (kitchen + wardrobes) = 60–70% of project cost.
    • Loose furniture & décor = 30–40% of project cost.
