Assumptions: 3BHK apartment ≈ 1,200 sq.ft.; mid-range finishes (Greenply/Century ply, Greenlam/Merino laminates, Hettich/Ebco hardware mid-range, Asian/ Berger paints), scope = full interiors (carpentry, kitchen, wardrobes, false ceiling, electrical, plumbing, painting, loose furniture & appliances as listed). Labour + material, turnkey style (designer + execution + PM). No structural changes.

TOTAL (before GST) = 1,804,000 + 90,200 + 180,400 = ₹2,074,600 ≈ ₹20.75 lakhs

  • Add GST 18% (if applicable on services/contract) → 2,074,600 × 0.18 = ₹373,428

GRAND TOTAL (including GST)₹24,48,028 ≈ ₹24.5 lakhs

This sample comes out to ~₹20.7L (ex-GST) for a mid-range, full-scope 3BHK in Delhi NCR. That sits inside the common market range ₹14–25L depending on choices.


Notes / Explanation & How to use this

  • The BOQ template (section 1) is what you should ask every designer to fill item-by-item and sign off on. That prevents hidden costs.
  • The worked example is one illustrative scenario (mid-range finishes, full scope). If you choose budget materials or omit loose furniture / appliances, total will drop substantially (often to ₹12–14L). If you choose premium finishes or bespoke furniture, total can exceed ₹30L.
  • GST treatment depends on contract structure; many firms quote +GST on top — always confirm.
  • For 2BHK expect (mid-range full) roughly ₹11–16 lakhs; for luxury 3BHK/villa it can be ₹25L+.
