- The BOQ template (section 1) is what you should ask every designer to fill item-by-item and sign off on. That prevents hidden costs.
- The worked example is one illustrative scenario (mid-range finishes, full scope). If you choose budget materials or omit loose furniture / appliances, total will drop substantially (often to ₹12–14L). If you choose premium finishes or bespoke furniture, total can exceed ₹30L.
- GST treatment depends on contract structure; many firms quote +GST on top — always confirm.
- For 2BHK expect (mid-range full) roughly ₹11–16 lakhs; for luxury 3BHK/villa it can be ₹25L+.
